 This landmark former public-house in West London was in danger of lying vacant indefinitely, until EPF recognised the opportunity breathe life back into the iconic building.

EPF acquired the property with vacant ground floors and basement and set up a strategic analysis of regeneration potenital.

Creating value through its exceptional occupier contacts, EPF identified the potential for a supermarket occupier  to ensure both long-term vibrancy and community benefit. Having prelet the property to Tesco plc, EPF worked with the tenant to develop a design that was both sensitive to the surroundings and cutting edge. 

A more effcient management process for the residential upper parts of the property was quickly established- promptly rectifying key faults and problems that had emerged prior to our ownership- in line with EPF's constant strategy of working closely with all of its tenants to ensure a longterm, mutually beneficial relationship.
